Elite Homes is a property management and vacation rental company specializing in short-term vacation rentals in the Disney/Orlando/Kissimmmee area. We offer best selection of Vacation Rental Pool Homes and Resort Condos located in Kissimmee, Florida. Our luxury vacation rentals are conveniently located just 10 minutes from the Walt Disney World Resort, 10-20 minutes from Universal Studios Orlando, SeaWorld Orlando, Florida's World Famous Beaches and close to all of Central Florida's many Restaurants, World Class Golf, Shopping and much more.

What is a Vacation Home?

Our Orlando vacation homes are privately-owned investment properties that are completely furnished with fully equipped kitchens, in home washer and dryers, kitchen with full size appliances, private pool's and many other amenities for your enjoyment.

Unlike hotel rooms, vacation homes are self-catering. They are cleaned prior to your arrival and then again upon your departure. You are responsible for maintaining the property during your stay, and there will not be a daily maid service or fresh towels provided. All homes are equipped with a full kitchen and a washer and dryer for your use.

The majority of our Orlando Vacation Homes are located in Kissimmee and are within 15-20 minutes from Orlando's World Class Theme Parks. Our Disney area vacation homes are conveniently located near shopping, grocery stores, restaruants and golf.

All of our vacation homes are located within a 10-20 minute drive from Orlando's major theme parks including The Walt Disney World Resort, Universal Studios Orlando and SeaWorld Orlando.

Vacation Homes are perfect for family reunions, sport groups and just about any size vacationing family.Our homes are much larger than small hotel rooms and have all the essentials of home right at your fingertips. Our vacation rentals feature private, screened-in pools, fully equipped kitchens and in home washer and dryers.

Our private pool homes range from 3 to 7 bedrooms. Additionally, we also offer a limited number of 3 and 4 bedroom townhomes and condos which feature resort amenities and large community pools.

Sorry we cannot accommodate pets, but there are kennels nearby.

Smoking is not permitted inside the vacation home, however, smoking is permitted on the outdoor pool patio.

Yes, our vacation rentals are ideal for family reunions, sports groups and large families. Ask about our group rates. Additionally, we offer mutilple homes in the same community, all within walking distance from each other.

You must be at least 25 years old with a major credit/debit card in your name.

Amenities

Each of our Orlando vacation homes are fully equipped with all modern appliances: a fully equipped kitchen, full size washer/dryer, microwave, coffee makers, etc. All of the linens and towels are provided except for beach size towels and personal washcloths. A starter roll of toilet paper will be provided in each bathroom along with a trash bag in the container. You will need to provide all consumable items during your stay.

Is there a washer and dryer in my vacation rental?

Each property is equipped with a complimentary washer and dryer for your use. You must supply your own laundry detergent.

Yes, these are self-catering homes. You will have a starter roll of toilet paper in each bathroom along with one trash bag per container. You will need to supply all consumable items during your stay.

Additinal maid service is optional and available based on request for an addtional fee. Fees vary upon the size of home and service requested.

Yes, all of our private vacation homes offer private, screened-in pools. Our condos and townhomes offer resort amenities and do not have private pools, but access to a large community pool.

No lifeguards are on duty in your private pool. Upon registration, you assume responsibility for the property along with the pool area. Non-swimmers and children MUST be supervised at all times.

Each pool is serviced on a weekly basis and inspected prior to your arrival. However, if attention is needed between services and an issue arises, simply call our office during regular working hours for assistance.

The pool water can be heated for an additional charge, which is highly recommended during the winter months. Pool heat must be requested prior to arrival to be guaranteed, and not all properties are equipped with a pool heater. Pool heat is available for the entire length of your stay only.

Yes, by state code each property has alarms on all doors leading to the pool area and/or has a baby fence around the pool area. It is against the law to disarm these alarms during your stay. These alarms are in place to save lives, please do not disarm.

No, while each vacation home offers a private pool, not every property has a spa; this must be requested prior to arrival and is based on availability. Each property page on our site gives information on all the amenities provided in each home and will note if a spa is available.

Each home is individually owned and is furnished accordingly. It is left to each owner's discretion for the number of TVs in their house. If this is a priority, please inform our reservationists at the time of the booking.

Not all properties offer this amenity. While we do offer a selection of properties with games rooms, this may not be available for your time frame based on availability. Please inform the booking agent when placing your reservation.

Your Arrival

A $300 deposit is required to confirm your vacation rental. The balance is generally payable 30 days prior to the arrival date and considered non-refundable at that time. Acceptions may be made for 3 and 4 bedroom homes in low to mid seasons, where the balance is payable upon arrival. These reservations are also 100% non-refundable 30 days prior to the arrival date.

Do you charge a security deposit?

As a registered guest in a privately-owned self-catering accommodation, you are obligated to pay for the loss or damage of the rental and it's contents. You may elect to purchase a Property Protection Plan for $49: 3-4-bedroom homes, $69:5-6 bedroom homes, or $79: 7-bedroom homes.

This plan provides a $1,000.00 maximum payment for any accidental damage or you may leave a credit card for a refundable damage security deposit of $300.00.

We require a credit card on file as a security deposit. Should any damage occur in the property during your stay, you will be notified and will be responsible for the cost of any repairs. Please see available Property Protection Plans available for purchase.

If you cancel your reservation more than 30 days prior to arrival, you are subject to a $90 cancellation fee. All bookings are 100% non-refundble 30 days prior to the arrival date. Any changes to reservation dates will incur a $25 charge unless it is an addition to an existing reservation.

We understand that emergencies are never planned and will determine this on a case-by-case basis.

Yes, our vacation homes are privately owned and are pre-paid prior to your arrival. Therefore, no changes are permitted.

If a hurricane moves through Central Florida affecting our area and causes damage, we will allow you to re-schedule your reservation for a different time within 1 year from the original arrival date.

The properties are self-catering and you will provide all consumable items for your stay. Reccommended items; toiletry items, personal hygiene items, food, laundry detergent, dish & dishwashing detergent, cleaning items, paper towels, toilet paper, pool towels and personal washclothes.

While we are primarily a tropical climate, Florida does experience some cold weather as well. During the summer months, the temperatures can range from a high of 96 F to a low of 76 F with daily rain showers. The winter months can range from 50 - 70 as a high and 30 - 50 low. (Please note: if a cold front is moving through the US, while not common, we do experience frost from time to time).

During Your Stay

Our check-in office is located at the corner of US Hwy 192 and Polynesian Blvd. You will see a blue Real Estate sign, behind a ticket store. The check-in address is: 5299 W Irlo Bronson Hwy, Suite 4, Kissimmee FL 34746.

Is your office open 24 hours?

The registration office is open 6 days a week. Monday - Friday 9AM-6PM, Saturday 9PM-5PM and closed Sunday.

You will be given instructions for our after-hours check-in lockbox located next to our front office entrance. Your arrival pack with the keys and directions to the home will be inside the lockbox. Please see your reservation confirmation for detailed instructions.

Most reservations are to be prepaid 30 days prior to arrival. However, if you are scheduled to pay on arrival, and arrive during normal business hours, the balance is may be payable upon arrival. If you arrive after office hours, then you will be instructed to return to the office the next business day to settle payment.

If you have an emergency requiring Police, Fire or Ambulance - Dial 911. If there is an issue that cannot wait until the next day business day, during normal operating hours, simply dial our main office number: 407-397-0850. Wait for the emergency prompt and you will be connected directly to the on-call attendant. It may be necessary to leave a voice message and someone will return your call.

Yes, if the vacation home is available, we usually can extend your stay. This is based upon availabilty and may require a 24-hour notice.

If the property is available and the cleaning staff has not been dispatched, it may be possible to grant a later check out time. Please note, early arrivals, after 12 noon or late departure time requests between 10AM and 2PM will incurr an additioal fee. The price will vary based on the size of the property and arrival/departure times purchased.

Regrettbly, there are not refunds for early departures. No exceptions can be made.
