General

Elite Vacation Homes is a Vacation Rental Company offering Property Management Services and Real Estate Sales specializing in short-term vacation rentals in the Disney/Orlando area. We offer superior vacation rental homes as an alternative accommodation to other basic hotel accommodations.

What is a Vacation Home?

Our Orlando vacation homes are privately-owned investment properties that are fully equipped with a private pool and other amenities for your enjoyment. A vacation home offers privacy and luxury amenities unlike a single hotel room.

Unlike hotel rooms, vacation homes are self-catering. They are cleaned prior to your arrival and then upon your departure. You are responsible for maintaining the vacation home during your stay, and there is no daily maid service or fresh towels provided. All homes are equipped with a full kitchen with pots, pans, dishes and washer and dryer.

Our vacation homes are located about 15-20 minutes from the magic of Walt Disney World® Resort. Also, nearby by you'll experience endless adventures at Universal Orlando Resort, an aquatic wonderland at SeaWorld® Orlando, and much more family fun at LEGOLAND® Florida Resort. All Orlando Theme Parks have fresh safety and sanitization measures to help protect you and your family. Our vacation homes and resort townhomes are also conveniently located close to popular shopping, restaurants, and golf.

All our Orlando vacation rental homes are about 10-20 minutes from the Walt Disney World® Resort including all Disney Parks; Magic Kingdom, Epcot, Disney's Hollywood Studios and Disney's Animal Kingdom. Two Disney Water Parks; Disney's Blizzard Beach and Disney's Typhoon Lagoon.

Vacation Homes are perfect for family vacations. Our homes are much larger than cramped hotel rooms and have all the essentials of home, and extra space for everyone, right at your fingertips. Our Orlando Vacation Homes offer private pools and fully equipped kitchens.

Our private pool homes range from 3 to 7-bedrooms. Additionally, we also offer a limited number of 3-bedroom and 4-bedroom condos and townhomes which offer resort community pools or private splash pools.

To ensure there are no concerns with our homes, such as allergies, we do not accommodate pets. If you are unable to change your travel plans, you may consider local kennels in the area.

Unfortunately, smoking is not permitted in any of our vacation homes. However, smoking is permitted on the outdoor pool patio.

Welcome groups! Our vacation homes can accommodate 6 to 14 guests each, and we also offer communities with multiple homes within walking distance to each other to accommodate even larger groups. We are pleased to work with sports teams competing in the Orlando area. Please note that our homes are not authorized for events or group gatherings that exceed the maximum occupancy per property, as we prioritize the safety and comfort of all our guests. For security purposes, only registered guests are allowed to stay in our homes. We kindly ask all our guests to respect these policies; those who violate them by hosting events or exceeding the authorized number of guests will be evicted without refund.

You must be at least 25 years of age with a major credit/debit card in your name.

Amenities

Every Orlando Vacation Home is fully equipped with appliances: fully equipped kitchen, full size washer/dryer, microwave, coffee maker and much more. Linens and towels are provided except for beach size towels and personal washcloths. A starter roll of toilet paper will be provided in each bathroom along with a trash bag in the container. You will need to provide all consumable items for your stay.

Are washer and dryers available?

Each vacation home is equipped with a washer and dryer for your use. You must supply laundry detergent.

Yes, all of our private vacation homes offer private, screened-in pools. We do have some condos and townhomes which offer access to Community Pools, Superior Resort Amenities and Private Splash Pools.

Lifeguards are not provided for individual vacation home swimming pools, resort pools or slides. Guests are responsible for the safety of themselves, their children, and their guests. There is a supplemental fee starting at $ 30.00 + tax, per night for pool/spa heating. NO reciprocal agreements exist between properties. Please refer to the SHORT TERM RENTAL AGREEMENT for further clarification of terms. Upon registration, you assume responsibility for the vacation home along with the pool area.

Each pool is serviced on a weekly basis and checked prior to your arrival. However, if attention is needed between services and an unforeseen issue arises, simply call our office during normal office hours and we will dispatch a team member to help.

The pool water can be heated for an additional charge, which is highly recommended during the winter months and not recommended during the summer months. Pool heat must be requested prior to arrival to be guaranteed and subject to a call out fee after arrival. Not all properties are equipped with a pool heater. Pool heat may be purchased only for the entire length of stay.

Yes, by state code each vacation home is equipped with an alarm on all doors leading to the pool area. Baby fences can be found around the pool area. It is against the law to disarm pool door alarms during your stay. Alarms save lives - maybe your family member.

No, while each home offers a private pool, not every vacation home has them. Spas must be requested prior to arrival and are based on availability. Each vacation home description page located on the Elite Vacation Homes website, provides detailed information on the amenities for each home.

Each home is individually owned and is furnished by the homeowner or property manager. It is left to each owner's discretion for the number of televisions in their house. If this is a priority, please inform our reservation team member at the time of the booking.

Not all vacation homes come with a games room. Pool homes with games room are available upon request and may not always be available based on occupancy.

Your Arrival

A non-refundable $300 initial payment is required to confirm your Orlando Vacation Home. The non-refundable balance is due 30-days prior to arrival and considered non-refundable at that time. A credit card hold or cash deposit of $350 is required upon arrival, it is released upon departure pending inspection of the vacation rental.

What sort of security deposit is required for the vacation home?

A credit card authorization form, signed by the cardholder, granting Florida Villas & Homes permission to place a deposit/hold in the amount of $350 for any incidental damage fees is required. The deposit/hold will be released usually between 3 to 5 business days after your departure.

We require a credit card on file with an authorization of $350 upon arrival as a security deposit. Should any damage occur in the vacation home during your stay, you will be notified and will be responsible for the cost of any repairs.

If you cancel your reservation the $300 initial payment is non-refundable. If you cancel your reservation 30-days or less, prior to arrival, the reservation is non-refundable at that time.

Any changes to reservation dates will incur a $25 charge unless it is an addition to an existing reservation.

Yes, because our vacation rentals are privately owned properties, they are already paid for prior to your arrival. Therefore, no refunds are permitted.

If an evacuation order is issued by local government officials that specifically affect the Orlando/Kissimmee area, the cancellation policy remains effective and is non-refundable. However, you will be given an opportunity to re-schedule your reservation for a different time within 1-year from the original arrival date without penalty fees. Rates are subject to availability. Subject to management approval.

The properties are self-catering, and you'll need to provide all consumable items during your stay. You many consider toiletry items, groceries, pool towels, personal washcloths, laundry detergent, and cleaning supplies.

It is always a good idea to bring along plenty of sunscreen, a pair of sunglasses and comfortable walking shoes.

While we are primarily a tropical climate, Florida does experience some cold weather as well. During the summer months, the temperatures can range from a high of 96 ℉ to a low of 76 ℉ with daily rain showers. The winter months can range from 50 ℉ - 70 ℉ as a high and 30 ℉ - 50 ℉ low. (Please note: if a cold front is moving through the US, while not common, we do experience frost from time to time).

During Your Stay

Once your registration is completed, you will receive your home address and door code or lock box code. You will receive arrival instructions before your scheduled arrival date. For more detailed directions, visit our Contact Us page.

What is our key collection/return/lockout policy?

Charges will be applied for lost keys ($125.00) or keys not returned to the designated drop off location at the end of stay ($45.00).

PLEASE DO NOT EXIT THROUGH THE GARAGE. If you report a lock-out where our team is required to travel to deliver a spare key, this will result in a $100.00 call out fee which will be automatically applied to your reservation.

In the event a locksmith is required, we will help contact one for you. The locksmith must be paid directly by yourself. Any spare keys issued to you must be returned upon departure or they will be considered lost and subject to locksmith fees.

Is your office open 24 hours?

You may arrive any time after 4:00 p.m. on your arrival date. However, the office hours are not 24-hours. Office hours are Monday – Friday 9:00 a.m. – 5:00 p.m., - closed Saturday, Sunday and holidays. For our special office hours including holidays, please Contact Us .

You will have the home address to go directly to the home. Your booking confirmation will include the lockbox code and instructions.

A $300 non-refundable initial payment is required to confirm your reservation. The balance is due 30-days before the arrival date. Balances due 30-days before arrival and any other advanced or partial payments made before 30-days prior to arrival are considered non-refundable at the time of payment.

If you have an emergency requiring Police, Fire or Ambulance - Dial 911. If there is an issue that cannot wait until the next day during normal operating hours, simply dial our main office number: 407-397-0850. Wait for the emergency prompt and you will be connected directly to the on-call attendant. It may be necessary to leave a voice message and someone will return your call.

If the vacation home is available, your booking may be extended. We require at least a 24-hour notice.

If the vacation home is available and the cleaning staff has not been dispatched, it may be possible to grant a late check-out time. Please note, any time past 10:00 a.m. will incur an additional charge.

Refunds for early departures are not permitted.
