Elite Homes is a property management and rental company specializing in short-term vacation rentals in Orlando. We offer vacationers an alternative accommodation other than a basic hotel room.

What is a Vacation Home?

Our Orlando vacation homes are privately-owned investment properties that are fully equipped with a private pool and other amenities for your enjoyment. A vacation property offers the privacy and luxury that a single hotel room can't.

Unlike hotel rooms, vacation homes are self-catering. They are cleaned prior to your arrival and then upon your departure. You are responsible for maintaining the property during your stay, and there will not be a daily maid service or fresh towels provided. All homes are equipped with a full kitchen and a washer and dryer for your use.

the majority of our Orlando Vacation Homes are located in Kissimmee and are within 15-20 minutes to Orlandos' World Class Theme Parks. The Disney Area Vacation Homes are also close to shopping, restaruants and golf.

All of our properties are within a 10-20 minute drive to Orlando's major theme parks including the Walt Disney World Resort, Universal Studios Orlando and SeaWorld Orlando.

Vacation Homes are perfect for family vacations. Our homes are much larger than cramped hotel rooms and have all the essentials of home right at your fingertips. Our properties have a private pool and full kitchen.

Our private pool homes range from 3 to 7 bedrooms. Additionally, we also offer a limited number of 3 bedroom condos and townhomes which have community pools.

Unfortunately, we do not offer any pet-friendly homes.

Unfortunately, smoking is not permitted in the property. However, smoking is permitted on the outdoor pool patio.

Yes, we do offer group rates for larger groups. Additionally, we offer communities with multiple homes within walking distance from each other to accommodate larger groups. We also regularly work with sports teams competing in the Orlando area.

You must be at least 21 years of age with a major credit/debit card in your name.


Each of our Orlando vacation homes are fully equipped with all modern appliances: a full kitchen, full size washer/dryer, microwave, coffee makers, etc. All of the linens and towels are provided except for beach size towels and personal washcloths. A starter roll of toilet paper will be provided in each bathroom along with a trash bag in the container. You will need to provide all consumable items for during your stay.

Are there a washer and dryer available?

Each property is equipped with a washer and dryer for your use. You must supply your own laundry detergent.

Yes, all of our private homes offer private, screened-in pools. We do have some condos and townhomes which offer access to a community pool.

No, lifeguards are not on duty at our private pools. Upon registration, you assume responsibility for the property along with the pool area. Non-swimmer MUST be supervised at all times.

Each pool is serviced on a weekly basis and checked prior to your arrival. However, if attention is needed between services and an issue arises, simply call our office during working hours and we will send out maintenance to have it serviced.

The pool water can be heated for an additional charge, which is highly recommended during the winter months. Pool heat must be requested prior to arrival to be guaranteed, and not all properties are equipped with a pool heater. Sorry, but pool heat is only available for the entire length of stay.

Yes, by state code each property has alarms on all doors leading to the pool area and/or has a baby fence around the pool area. It is against the law to disarm these alarms during your stay. These alarms could save a life - maybe your family member.

No, while each home offers a private pool, not every property has a spa; this must be requested prior to arrival and is based on availability. Each property page on our site gives information on all the amenities provided and will note if a spa is available.

Each home is individually owned and is furnished accordingly. It is left to each owner's discretion for the number of TVs in their house. If this is a priority, please inform our reservationists at the time of the booking.

Not all properties offer this amenity. While we do offer a selection of properties with games rooms, this may not be available for your time frame based on availability.

Your Arrival

A $300 deposit is required to confirm your vacation rental. The balance is payable upon arrival. ****Reservations arriving 12/23/17 to 1/1/18 are requred to be prepaid 30 days prior to arrival.****

What sort of security deposit is required for the property?

While we do not actually charge a security deposit, a valid credit card is required to be put on file. If any damages occur, you will be notified and are responsible for all damages occurred during your stay by any party member.

While we will not charge anything, we still require a credit card in file as a security deposit. Should any damage occur in the property during your stay, you will be notified and will be responsible for the cost of any repairs.

If you cancel your reservation more than 30 days prior to arrival, you are subject to a $90 cancellation fee. If you cancel your reservation 30 days or less prior to your arrival, then your $300 deposit will be forfeited. If you cancel 20 days or less prior to arrival, we reserve the right to charge the full remaining balance due on your reservation. Any changes to reservation dates will incur a $25 charge unless it is an addition to an existing reservation.

We understand that emergencies are never planned and will determine this on a case-by-case basis.

Yes, since these are privately own properties, they are already paid for prior to your arrival. Therefore, no changes are allowed.

On the off chance that a hurricane moves through central Florida, affecting the Orlando/Kissimmee area and causes damage, you will be able to re-schedule your reservation for a different time within 1 year from the original arrival date.

The properties are self-catering and you must provide all consumable items during your stay; i.e. toiletry items, personal hygiene items, food, laundry items and cleaning items for during your stay.

While we are primarily a tropical climate, Florida does experience some cold weather as well. During the summer months, the temperatures can range from a high of 96 F to a low of 76 F with daily rain showers. The winter months can range from 50 - 70 as a high and 30 - 50 low. (Please note: if a cold front is moving through the US, while not common we do experience frost from time to time).

No, our office is not open 24 hours. For our daily office hours, please visit our Contact page.

We have an after-hours check-in box by our office door. Your arrival pack with the keys and directions to the home are inside.

If arriving during business hours, the balance will be paid during check-in. If you arrive after our office closes, then come back to the office the next business day to settle payment.

If you have an emergency requiring Police, Fire or Ambulance - Dial 911. If there is an issue that cannot wait until the next day during normal operating hours, simply dial our main office number: 407-397-0850. Wait for the emergency prompt and you will be connected directly to the on-call attendant. It might by necessary to leave a voice message and someone will return your call.

If the property is available, we can extend your stay with a 24-hour notice.

If the property is available and the cleaning staff has not been dispatched, it may be possible to grant a later check out time. Please note, any time past 12pm incurs an additional charge. The price will vary based on the size of the property.

Unfortunately no, since the property has already been paid in full we are unable to grant a refund for early check-outs.
