Elite Vacation Homes is a Vacation Rental Company offering Property Management Services and Real Estate Sales specializing in short-term vacation rentals in the Disney/Orlando area. We offer superior vacation rental homes as an alternative accommodation to other basic hotel accommodations.

What is a Vacation Home?

Our Orlando vacation homes are privately-owned investment properties that are fully equipped with a private pool and other amenities for your enjoyment. A vacation vacation home offers the privacy and luxury that a single hotel room can't.

Unlike hotel rooms, vacation homes are self-catering. They are cleaned prior to your arrival and then upon your departure. You are responsible for maintaining the vacation home during your stay, and there will not be a daily maid service or fresh towels provided. All homes are equipped with a full kitchen and a washer and dryer for your use.

Our vacation homes are located about 15-20 minutes from the magic of Walt Disney World® Resort, endless adventures at Universal Orlando Resort, the aquatic wonderland at SeaWorld® Orlando, and family fun at LEGOLAND® Florida Resort and they all have fresh safety and sanitization measures to help protect you and your family. Our homes are also conveniently located close to popular shopping, restaurants, and golf.

All our Orlando vacation rental homes are about 10-20 minutes the Walt Disney World® Resort including Disney Parks; Magic Kingdom, Epcot, Disney's Hollywood Studios and Disney's Animal Kingdom. Two Disney Water Parks; Disney's Blizzard Beach and Disney's Typhoon Lagoon.

Vacation Homes are perfect for family vacations. Our homes are much larger than cramped hotel rooms and have all the essentials of home right at your fingertips. Our properties have a private pool and full kitchen.

Our private pool homes range from 3 to 7-bedrooms. Additionally, we also offer a limited number of 3-bedroom and 4-bedroom condos and townhomes which have community pools.

To ensure there are no concerns with our homes, such as allergies, we cannot accommodate pets. If you are unable to change your travel plans, you may consider local kennels in the area.

Unfortunately, smoking is not permitted in the vacation home. However, smoking is permitted on the outdoor pool patio.

Under normal circumstances, we offer group rates for larger groups. Additionally, we offer communities with multiple homes within walking distance from each other to accommodate larger groups. We also regularly work with sports teams competing in the Orlando area. However, due to COVID-19, at this time, Elite Vacation Homes may not be used for events or group gatherings that exceed maximum occupancy. Only guests whose names are on the reservation are authorized to stay in the home. Any guest having events or group gatherings in the home or exceeding the numbers of authorized guests will be immediately evicted without refund. .

You must be at least 25 years of age with a major credit/debit card in your name.

Amenities

Each of our Orlando vacation homes are fully equipped with all modern appliances: a full kitchen, full size washer/dryer, microwave, coffee makers, etc. All of the linens and towels are provided except for beach size towels and personal washcloths. A starter roll of toilet paper will be provided in each bathroom along with a trash bag in the container. You will need to provide all consumable items for during your stay.

Are washer and dryers available?

Each vacation home is equipped with a washer and dryer for your use. You must supply your own laundry detergent.

Yes, all of our private homes offer private, screened-in pools. We do have some condos and townhomes which offer access to Community Pools and Outstanding Resort Amenities.

Lifeguards are not provided at individual vacation home swimming pool, resort pool or slides. Guests are responsible for the safety of themselves, their children, and their guests. There is a supplemental fee $ 30.00 + tax, per night for pool/spa heating. NO reciprocal agreements exist between properties. Please refer to the SHORT TERM RENTAL AGREEMENT for further clarification of terms. Upon registration, you assume responsibility for the vacation home along with the pool area.

Each pool is serviced on a weekly basis and checked prior to your arrival. However, if attention is needed between services and an issue arises, simply call our office during working hours and we will send out maintenance to have it serviced.

The pool water can be heated for an additional charge, which is highly recommended during the winter months. Pool heat must be requested prior to arrival to be guaranteed, and not all properties are equipped with a pool heater. Sorry, but pool heat is only available for the entire length of stay.

Yes, by state code each vacation home has alarms on all doors leading to the pool area and/or has a baby fence around the pool area. It is against the law to disarm these alarms during your stay. These alarms could save a life - maybe your family member.

No, while each home offers a private pool, not every vacation home has a spa; this must be requested prior to arrival and is based on availability. Each vacation home page on our site gives information on all the amenities provided and will note if a spa is available.

Each home is individually owned and is furnished accordingly. It is left to each owner's discretion for the number of TVs in their house. If this is a priority, please inform our reservationists at the time of the booking.

Not all properties offer this amenity. While we do offer a selection of properties with games rooms, this may not be available for your time frame based on availability.

Your Arrival

A non-refundable $300 deposit is required to confirm your Orlando vacation rental. The non-refundable balance is due 30-days prior to arrival.

What sort of security deposit is required for the vacation home?

A credit card authorization form, signed by the cardholder, granting Florida Villas & Homes permission to place a deposit/hold in the amount of $300 for any incidental damage fees is required. The deposit/hold will be released by the issuing bank for up to five (5) business days after your departure.

While we will not charge anything, we still require a credit card in file as a security deposit. Should any damage occur in the vacation home during your stay, you will be notified and will be responsible for the cost of any repairs.

If you cancel your reservation the $300 initial payment is non-refundable. If you cancel your reservation 30-days or less, prior to arrival, the reservation is non-refundable at that time.

Any changes to reservation dates will incur a $25 charge unless it is an addition to an existing reservation.

Yes, since these are privately own properties, they are already paid for prior to your arrival. Therefore, no changes are allowed.

If an evacuation order is issued by local government officials that specifically affect the Orlando/Kissimmee area, the cancelation policy remains effective and is non-refundable. However, you will be given an opportunity to re-schedule your reservation for a different time within 1-year from the original arrival date without penalty fees. Rates are subject to availability.

The properties are self-catering, and you must provide all consumable items during your stay. Consider toiletry items, food, laundry items and cleaning items for during your stay.

It is always a good idea to bring along plenty of sunscreen, a pair of sunglasses and comfortable walking shoes.

While we are primarily a tropical climate, Florida does experience some cold weather as well. During the summer months, the temperatures can range from a high of 96 F to a low of 76 F with daily rain showers. The winter months can range from 50 - 70 as a high and 30 - 50 low. (Please note: if a cold front is moving through the US, while not common we do experience frost from time to time).

What is our key collection/return/lockout policy?

Charges will be applied for lost keys ($125.00) or keys not returned to the designated drop off location at the end of stay ($45.00).

PLEASE DO NOT EXIT THROUGH THE GARAGE. Should you be locked out of your rental residence, during office hours, a spare key will be provided for you. You may pick up the spare key from the registration office for no additional charge. An after-hours lock-out where our team travels to deliver a spare key, will result in a $100.00 charge.

In the event a locksmith is required, we will help contact one for you. The locksmith must be paid directly by yourself. Any spare keys issued to you must be returned upon departure or they will be considered lost and subject to locksmith fees.

Is your office open 24 hours?

You may arrive anytime, however the office hours are not 24-hours. Office hours are Monday – Saturday 9:00 a.m. – 5:00 p.m., Sunday Closed. For our special office hours including holidays, please visit our Contact Us page.

You will collect your keys and directions to the vacation rental from an after-hours lock-box located next to the office door. Your booking confirmation will include the lock-box code and instructions.

A $300 non-refundable initial payment is required to confirm your reservation. The balance is due 30-days before the arrival date. Balances due 30-days before arrival and any other advanced or partial payments made before 30-days prior to arrival are considered non-refundable at the time of payment.

If you have an emergency requiring Police, Fire or Ambulance - Dial 911. If there is an issue that cannot wait until the next day during normal operating hours, simply dial our main office number: 407-397-0850. Wait for the emergency prompt and you will be connected directly to the on-call attendant. It may be necessary to leave a voice message and someone will return your call.

If the vacation home is available, we may extend your stay with a 24-hour notice.

If the vacation home is available and the cleaning staff has not been dispatched, it may be possible to grant a late check-out time. Please note, any time past 11 a.m. incurs an additional charge.

Refunds for early departues are not permitted.
